SILVER SERVICE PACKAGE:
Tenant Placement ONLY - FEE: 1/2 of First Month's Rent.
Services included:
- Advertise your property, with cost of selective advertising paid by CanaDane Properties.
- Receive and monitor calls from prospective Tenants.
- Show Property.
- Pre-Qualify tenants (Credit/reference checks, etc.)
- Complete formal Residential Tenancy Agreement.
- Collect Post dated Rent Cheques.
- Collect half month security deposit.
- Do a detailed property inspection report for future use when tenants vacate premises.
GOLD SERVICE PACKAGE:
Property Management - FEE: 5% of monthly rent plus GST.
Minimum $50.00 per month plus GST (for apartments)
Minimum $75.00 per month plus GST (for houses)
Services Included:
- Collect Monthly Rent Cheques.
- Send monthly Statement of Income and any expenses incurred for the month along with the Net Rental Cheque and Invoices - or deposit cheque into local account.
- Pay any invoices from contractors or service repair people.
- Do quarterly physical check on property.
- Arrange for any repairs to be done in premises and check to make sure they are in order before paying tradespeople out of the rental proceeds. Any major repairs will be approved and arranged for with the Landlord prior.
PLATINUM SERVICE PACKAGE:
